Choke Cherry Comprehensive Master Plan Amendment Request

Choke Cherry Development LLC has submitted a request to amend the Douglas County 2020 Comprehensive Master Plan to include the Choke Cherry property within the Pinery Separated Urban Area.

The Choke Cherry property is located west of Parker Road, south of Scott Road, and north of and adjacent to Pinery Glen. The property is 260 acres, and is currently zoned Agricultural One. Further, the Choke Cherry property is currently designated as non urban in the Comprehensive Master Plan, potentially allowing future development at overall densities between 1 dwelling unit per 2.5 acres and 1 dwelling unit per 35 acres.

The request by the applicant to include the Choke Cherry property into the Pinery Separated Urban Area would allow the applicant to seek development similar to development within The Pinery, Pradera, High Prairie Farms, and Pinery Glen areas.  The application will be reviewed against the overall goals and policies of the 2020 Comprehensive Master Plan, and the approval criteria located in Section 13 of the Comprehensive Master Plan.

The applicant is currently evaluating the feasibility of the project.  Should the applicant choose to continue with the project, the request will be considered by the Douglas County Planning Commission in a public hearing.  Notice of the hearing will be published in the newspaper, mailed to abutting property owners, and posted on the property.
